A replacement is not just a new tank
This is the part most quotes leave out, and it is where a cheap quote turns into an
expensive one. Every one of these is included in ours.
What is in the replacement
Job no. filled on site
Permit
The permit
California requires a plumbing permit to replace a water heater. We pull it and we meet the inspector.
2 ea
Two seismic straps
One across the upper third of the tank, one across the lower third, with the lower strap clear of the controls. This is not optional in California and it is the first thing an inspector looks at.
Closed sys
An expansion tank
Where the house is on a closed system, meaning anywhere there is a pressure regulator, check valve or backflow preventer at the meter. Without one, thermal expansion has nowhere to go and it pushes the T&P valve open.
Full size
A correct T&P discharge line
Run full-size, downhill, no threads on the end, terminating outside where you can see it drip.
Pan + line
A drain pan and a drain line
Where a leak would reach floor, ceiling or drywall. Attics and upstairs closets especially.
3 new
New flex connectors, gas flex and shut-off valve
Old brass connectors are not worth reusing on a twelve-year install.
Title 24
Title 24 pipe insulation
On the hot and cold lines at the heater, and the flue drafting checked before we leave.
Two seismic strapsExpansion tankDrain pan and lineBurner, gas flex, shut-off
Sometimes. Not always. A tankless unit gives you endless hot water and takes a cupboard
back, and it will usually outlast two tanks. But it wants a bigger gas line, new venting
and a descale every year or so, and the conversion costs real money up front.
If your family runs two showers and a dishwasher at once, it is worth the conversion. If it
is two people and a 40-gallon tank has never run out, a straight tank swap is the honest
answer and we will tell you so.
Woke up with no hot water and called these guys. They were able to come out that morning and get our water heater working again. Quick, professional and didn't leave a mess. Would definitely use them again.

I had a great experience with this team. They came out quickly, diagnosed the issue with my old water heater, and had a new one installed the same day. The crew was professional, efficient, and left everything clean when they were done. It's hard to find service this reliable nowadays — highly recommend if you need water heater repairs or installation done right.

My water heater is leaking. What do I do right now?
Close the cold-water inlet valve on top of the heater, the handle on the pipe going in. On a gas unit, turn the control knob to OFF. If it is electric, switch the breaker off. Then call (714) 676-8175. That stops it getting worse while we are on the way.
Are you actually open 24 hours?
Yes. The Google listing says open 24 hours and that is how the line is set up, overnight, weekends and holidays.
How long does a water heater last in Orange County?
Eight to twelve years for a tank, and hard water pushes it toward the low end. A tankless unit that gets descaled once a year will usually run fifteen to twenty.
Can you replace it the same day?
Usually, for a standard tank in a standard closet, if you call in the morning. Tankless conversions, relocations and unusual sizes get booked properly instead of promised badly.
Do I need a permit to replace a water heater in California?
Yes. California requires a plumbing permit for a water heater replacement, and the inspection is where the seismic strapping, venting and relief valve get checked. We pull it.
What size water heater do I need?
Rough guide: one or two people, a 30 or 40-gallon. Three or four people with two bathrooms, a 50-gallon. Five or more, or a big tub, a 75-gallon or a tankless unit. Recovery rate matters as much as capacity, so we size to how the house actually uses hot water, not to a table.
When it goes, call us
Tank or tankless, 2 p.m. or 2 a.m., Orange or anywhere in Orange County.
